What to post in a week
Buyers in Riyadh, Jeddah, Dammam and Khobar usually ask about the neighbourhood before they ask about a specific unit: schools, the drive at rush hour, whether the parking is shaded, what the yearly service charge was last year. One explainer and one area guide a week build that trust. Two or three listing tours, made from the real photos of that unit, turn it into viewings.
Keep listing videos short and specific. A living room in afternoon light, the actual kitchen appliances, the parking space, and how to book a viewing this week. Leave promised rental yields and price growth out. A reel is not a forecast, and buyers who have been disappointed by one remember the office that posted it.
Licences, photos and claims
Property advertising in Saudi Arabia is regulated by the Real Estate General Authority. Brokerage is licensed, and a listing ad is expected to carry the permit details the current rules require. Those fields change, so read the current REGA guidance before you post, and put the permit number on the video itself when the listing needs one, not only in a comment.
Use only your own photos and clips of that unit. Stock footage is fine for a skyline in an area guide. It is not a substitute for the apartment you are offering. The price, size and availability in the video should match the licensed ad. Rental contracts run through the Ejar platform, so point tenants there instead of explaining every clause from memory.
Off-plan payments should go to a project you have checked is authorized, through a broker whose licence is current. Ownership rules depend on the city and on who the buyer is, and they change. Send people to the official source. This page is general education, not legal, tax or mortgage advice.
- Listing: real photos, permit number, price that matches the ad
- Explainer: one question, no promised return, a pointer to the official rule
- Rental: Ejar and the actual contract, not a WhatsApp summary
Making it in TallyReel
Pick Arabic, paste a script or type one idea, and edit every line before anything renders. For a tour, start from the listing photos in the order a visitor would walk. A natural Arabic voice reads them, captions run right to left, and you can put your logo on an end card. On Plus and Pro the same cut can be remade in English for buyers who search that way. TallyReel then schedules the approved video to Instagram, TikTok, YouTube, Facebook and LinkedIn.
